How to Prevent Costly Repairs with these HVAC Maintenance Tips

A well-maintained heating and air conditioning (HVAC) unit will run efficiently, use less energy, and as a result, cost less money to run. Some HVAC maintenance is best left to a professional technician with the proper training. This includes annual or semi-annual maintenance checks like inspecting and cleaning wiring and other mechanisms in the structure of the furnace and air conditioning unit. On the other hand, there are several simple things that the average homeowner can do on their own to help increase the efficiency and prolong the life of their HVAC system. 

1. Replace the filter every 30 to 90 Days 
When a filter becomes clogged with dust and allergen particles, this causes the air flow to decrease, making your HVAC system work harder than it should. Depending on conditions in your home, you may be able to replace your filter every three months. However, if you have pets or significant dust or debris, you’ll likely need to change the filter more often. So… check it monthly! If the filter is dirty or clogged, change it out. Ask your HVAC professional if it makes sense for you to use the newer high-efficiency filters that filter out even the tiniest particles. 

2. Remove Debris around Outside AC Unit
Air conditioning units residing outside are subject to debris build-ups, like leaves, twigs, and grass clippings. Clearing shrubs and debris away allows air to flow freely so the unit can run more efficiently. Make sure there are at least two feet of clearance around the unit. Gently rinsing with a hose is ok, but do NOT use a power washer. In addition, take care not to damage the fins on the coil. 

3. Inspect Refrigerant Lines
The AC lines leading into the house are protected with an insulated covering. Check these lines monthly and replace the insulation if it is missing or damaged.

4. Check Your Thermostat Settings
Check your thermostat monthly to assure it is working properly. Consider upgrading to a programmable or smart thermostat that will allow you to adjust temperatures higher or lower when no one is home. You’ll not save money and energy by reducing the amount your HVAC system is running during all day when no one is home. 

5. Check Your Carbon Monoxide Detector
Carbon monoxide is an invisible, odorless, and deadly gas that can be produced by a furnace or other fuel-burning appliance. Detectors should be used to assure these gases are not being trapped in your home. Replace the battery annually. 

6. Schedule a Maintenance Checkout
Properly maintaining your heating and air conditioning system should include an annual check by your HVAC professional. They will ensure your unit is running efficiently and safely.
